The Perfect Tree Change! Private, Peaceful, Natural…and No Bills! (More photos to come)
This Eco-friendly home is at the end of a no through road in the small suburb of St Fillans, situated just over 10 mins out of Mudgee town centre along Henry Lawson Drive.
This allows quick, easy access to all the amenities of the tourist town of Mudgee via the main road, or take the back road into town through the wineries and cellar doors!
The home is set on approx 30 acres of beautiful open and natural bush land. three sides of the property are fenced with the fourth being defined by Cooyal creek.
The land is mostly flat and cleared with plenty of trees that mostly line the edges with a few clusters throughout the property.
This is one of the few properties in the region with access to all year round water (technically it is classed as a seasonal creek, but we’ve never seen it dry) this gives many options for watering livestock, irrigation of the garden or to just enjoy the tranquil setting the creek provides. The area along the creek is always lush green. in the hot summer months, it’s a great area to cool off in among the shade of the trees, go for a dip, enjoy a picnic or go for a stroll.
The creek area is picturesque with private access frontage of several hundred meters it is a favourite hangout area. The creek generates a little eco system of approx. 4 acres that is quite distinct from the rest of the property.
The home is split between two buildings making it adaptable for a variety of usage.
The main Cabin is open plan with high ceilings. containing the kitchen, dinning/bar area and living room. The bedroom has an ensuite with a modern free-standing bath/ shower, toilet and sink.
There is also a mezzanine above the main bedroom that could be used as a 2nd bedroom. Water is supplied by two large tanks holding 25000 litres.
The property has good mobile reception, and NBN wireless internet. Power is supplied by a 3KW solar complete system. Which is sufficient to power all the essentials (large tvs surround sound stereo, PS4, coffee machine, juicers, microwave, fridge etc.) if you want to add air-con you would need to upgrade to a bigger system or run it directly off the backup generator. The backup generator is a new 3.5Kw unit, it is rarely needed and then only for short periods to boost the battery levels in sustained cloudy days.
Outside the Cabin at the front, on the western side is a little relaxing Bali style area where you can read a book on the swing daybed after an outdoor shower, or soak in the bath watching the setting sun.
Outside the Cabin at the back, on the eastern side is a large covered seating area overlooking the main garden. This covered area is a great place to enjoy breakfast whilst watching the sunrise and the kangaroos hop by. there are also many species of birds that visit the garden…the area is well known to twitchers.
The other building situated just 3 meters from ‘The Cabin’ is known as ‘The Studio’ (as the previous owners used it as an art studio) was turned into a BnB by the current owners by the addition of electrical power and an ensuite. The Studio is open plan but is big enough to be divided into two or even three bedrooms. It has a rustic, country charm large ensuite with a free-standing classic claw foot bath and large separate shower.
Both buildings have polished concrete floors making them cool and easy to maintain and clean.
The back garden is set up for those who love to cook and entertain. there is a small firepit under the deck, on cool winter mornings you can enjoy a cup of coffee outdoors and warm your toes by the fire.
A rustic stone wood fired oven, perfect for pizzas and an open fire-pit that is the focal point of the garden as night falls. Roast marshmallows whilst stargazing and enjoying a bottle of local wine.
There is also a wood-fired heated hot-tub! crank up the burner on cold days or have a cool dip on hot days!
Most of the garden has hardy, low maintenance flowers and plants, off to the side is the edible part of the garden consisting of two little covered rows, currently growing garlic and carrots. A fenced vegetable garden and a greenhouse. there is also a good-sized chicken coup large enough to comfortably house several chickens.
There is plenty of storage, shedding and parking on the property. A 6m shipping container currently used for general storage, a double garage and a very large, high roof 4 bay shed which can also be used to house machinery, boats, trailers or additional parking.
The previous owners operated a horse riding/training school so they built a square yard that could easily be adapted to hold goats, alpacas, pigs etc.
This property has lots of potential and suits many uses, from those just seeking a relaxing tree change escape from the city or those wanting raise a family in beautiful, private setting or to those seeking to start a home business like Airbnb or a traditional BnB, hobby farm etc. there is enough space and infrastructure laid out in such a way as to easily make it your own.
This was the current owners forever home but an offer in the city far too good to pass has reluctantly forced the sale. Take advantage of all the hard work they did setting up this home.
