When we first came to Currawinya, it was the river, the space and the sense of freedom that really got us.
Since then, we’ve put a huge amount of work into creating the off-grid property we wanted to live in — somewhere comfortable, practical and genuinely independent, without giving up the things that make a home enjoyable to live in.
Share 22 gives us our own 20-acre homesite with extensive frontage to the Cataract River, surrounded by the remarkable 6,500 acres that make up Currawinya.
We’ve completely renovated the three-bedroom shouse (a shed-to-house conversion), established substantial solar and battery systems, upgraded the water infrastructure, created separate guest accommodation and developed the property around the way we actually like to live.
Now that we’ve finished creating it, it’s time for someone else to enjoy what we’ve built.
THE HOME
Our home is a fully renovated 17m x 9m three-bedroom shouse, and we’ve tried to retain its rural character while making the inside warm, comfortable and easy to live in.
The main living area is open plan, with the kitchen, dining and lounge beneath a pitched ceiling with exposed black trusses. There’s a striking stone feature wall, wood fireplace, timber-look hybrid flooring and large openings connecting the living area with the covered deck.
The kitchen is completely new, with off-white cabinetry, timber benchtops, induction cooktop and oven, a new double-door Westinghouse fridge and a separate walk-in pantry. The main bedroom has a generous walk-in robe, with another two bedrooms and a fully renovated bathroom completing the home.
One of our favourite parts of the house is the long covered deck.
We spend a lot of time out there. It looks across the property towards the surrounding ranges and is a wonderful spot for a morning coffee, a meal outside or simply sitting with a drink as the sun goes down.
A SEPARATE CABIN FOR FAMILY AND FRIENDS
A short distance from the house is our separate 9m x 7m cabin.
We’ve used it as additional accommodation and a studio/sleeping space, and its separation from the main house means family and friends can have their own space when they stay.
The cabin also has its own established Victron solar system and gravity-fed water supply, allowing it to operate independently from the main residence. The cabin includes a shower, composting toilet and small kitchen sink.
THE SHED — BECAUSE YOU CAN NEVER HAVE TOO MUCH SHED
One thing we certainly haven’t lacked here is shed space.
There’s a substantial 9m x 18m machinery shed/workshop, with plenty of room for machinery, vehicles, tools, storage and projects.
For us, having a proper workshop and somewhere to keep the equipment under cover has been an important part of making the property practical rather than simply picturesque.
OFF-GRID WITHOUT ROUGHING IT
We wanted to be genuinely off-grid, but we didn’t want off-grid living to mean constantly worrying about power or water.
The main home is serviced by a 20kW solar system with lithium battery storage, while the cabin and shed have their own established 5kW Victron solar system.
Between the two systems we have more than 150,000 litres of water storage, with water pumped directly from the Cataract River.
There are no mains electricity or water bills.
We’ve also established vegetable gardens, fruit trees and cleared areas around the property. Approximately half of our 20 acres is cleared or gently sloping country, with the remainder predominantly natural bush and steeper country.
A lot of the hard work involved in establishing an off-grid property has already been done.
THE RIVER IS PROBABLY WHAT WE’LL MISS MOST
The Cataract River has become a big part of our life here.
Our 20 acres has extensive river frontage, and it’s somewhere we genuinely use rather than simply look at.
We kayak, swim, sit beside the water, relax on the pontoon or sometimes just head down there with a coffee. On still mornings when the mist sits over the water, it’s particularly beautiful.
The river changes character as it winds along the property — quiet pools in some places and rocky sections in others — and combined with the surrounding bush and ranges, it’s probably the feature that makes Share 22 feel most removed from everyday life.

OUR 20 ACRES IS ONLY PART OF THE STORY
Our exclusive-use homesite is approximately 20 acres (8.09 hectares) and includes the home, cabin, machinery shed, gardens, cleared country, bushland and river frontage.
But Currawinya itself encompasses approximately 6,500 acres, shared by just 25 shareholders.
That’s one of the things that makes living here so different from owning a conventional 20-acre block. While Share 22 is our exclusive-use area, we’re also part of a much larger property with access to the extensive common land.
Currawinya also owns communal machinery and facilities for the benefit of shareholders.
HOW OWNERSHIP AT CURRAWINYA WORKS
We understand that company title may be unfamiliar to some buyers, so we think it’s better to explain it clearly.
Currawinya was established in 1976 and has now been operating for 50 years.
The approximately 6,500-acre property is owned by Currawinya Pty Ltd, with just 25 shareholders today. The company is governed by its Memorandum and Articles of Association and the Corporations Act, and carries no company debt. The current levy covers council rates, ASIC and accounting fees, machinery upkeep, road maintenance and legal costs.
When you purchase Share 22, you acquire a share in Currawinya Pty Ltd together with the permanent exclusive-use rights associated with our approximately 20-acre homesite.
It’s a different ownership structure from conventional freehold, but it’s a long-established one.
The current annual company levy is $800 per share and contributes towards company and communal expenses. The levy can only be increased with an 80% vote of shareholders at the Annual General Meeting.

AND YES — IT REALLY IS WALK-IN, WALK-OUT
We’re offering Share 22 for $729,000 as a genuine Walk-In, Walk-Out property.
The $729,000 WIWO purchase price comprises the Transfer Notice fair value (the dutiable share/homesite component) plus inclusions.
And when we say walk-in, walk-out, we really do mean it.
With the exception of our Ford Ranger and nominated personal possessions, essentially everything you see in the photographs stays.
