The 3-stage selling blueprint

1) Attract

High quality photos, a clear headline, and exposure on the major sites. Add open times and make contact simple.

2) Convert

Respond fast, offer two viewing slots, and follow up the same day. Capture offers in writing with a simple form.

3) Close

Negotiate calmly, confirm conditions, and let your conveyancer or solicitor issue contracts and manage settlement.

Price with confidence

Three point framework

  1. Choose three recent comparable sales as anchors.
  2. Map today’s competition and note price, features, days on market.
  3. Pick a launch price that invites enquiry and review on day seven.

If views are strong but inspections are light, upgrade photos or headline first. If calls are quiet, review price.

Smart FAQs

What should launch week look like?

Day 1 publish with strong photos. Day 2 add open times. Days 3 to 5 reply within an hour where possible. Day 7 review views and enquiries and adjust photos, headline, or price.

How many photos do buyers expect?

Twelve to twenty clear images is a good range. Lead with the exterior, kitchen, living, main bedroom, and outdoor area. Avoid duplicates.

Can I sell while the property is tenanted?

Yes, but access and notice rules apply. Check your state’s guidance above and share viewing times early with tenants.

Do I need documents before advertising?

Some jurisdictions require specific documents or disclosures before marketing. Engage a conveyancer or solicitor early and confirm your state’s rules.

How do I accept an offer correctly?

Use a written offer like the Letter of Offer or Make an Offer. Your conveyancer or solicitor then prepares contracts for signing.

How long does it usually take to sell privately?

Time on market depends on price, competition, and listing quality. If views are high but inspections are low after week one, refresh photos and headline. If enquiries are quiet, review price and open home times.

Can I advertise on realestate.com.au and Domain without a traditional agent?

Yes. When you choose the right package, your listing is published to major national portals while you keep control of enquiries and negotiations.

What disclosures or certificates do I need before marketing?

Requirements differ by state. Use the legal checklist on this page and engage a conveyancer or solicitor early. In Queensland, the Seller Disclosure Scheme applies from 1 August 2025.

How do I compare two offers fairly?

Line up price, finance approval, building and pest, inclusions, and settlement date. If terms differ, ask both parties for best and final by a clear time and choose on overall certainty.

Under Contract in 36 Hours. Quick but Needed Extra Docs

Posted my land for sale and was under contract is 36 hours. The process to set up was easy but the contract part was left up to me as you can’t download a copy of a current residential sale document on line. It is required to be purchased and posted – which didn’t work for our quick sale. I ended up paying my conveyancer to supply. I feel it should be a process all the way to completion and not 80% there

Sold in 8 Days & Saved $20K, First-Time Seller Success

I was able to sell my house for an agreed price within 8 days of listing through Sale By Homeowner. They offered helpful advice to a first time seller and the tools necessary to achieve our goal. By not paying a Real estate agent close to $20000 to do little in a very hot market, it gave me more flexibility when negotiating a sale price. I don’t think I will ever need an agent again. Thanks guys.

Lots of Enquiries, Smooth Sale & Big Savings on Fees

I advertised in late May and had many queries, emails and telephone calls, a client rang that had just sold their home and put an offer on mine just by an inspection of the home, loved it and now they are the new owners of Serrata Springs which I will sadly miss but new beginnings. I saved money as the agent wanted to charge me $2,000 plus for advertising and then take a commission on top of that so I would recommend to anyone wanting to sell, go through homeowner.com.
